Explanation of the price structure and purchase process

The purchase price of the apartments comprises of 4 elements:

  • Purchase of the floor and walls (PRIX FONCIER) from the developer
  • Payment of a contribution to the cost of refurbishment of the communal areas of the building and grounds (PARTIES COMMUNES).This is paid to the new "Copropriété" (see explanation)
  • Payment for the finishing of the apartment - variable dependant on choice of materials and equipment (PARTIES PRIVATIVES). Paid to the architect / builder. This is optional, you can appoint your own builder.
  • The Notaire conducts the sale process and handles all payments. The Notaire’s fee’s are calculated on the value of the PRIX FONCIER and will be between 5 -7%.

All four elements are agreed with the promoter on behalf of the developer. At the time of signing contracts an initial deposit of Euro 1500 is paid.

All four elements of the purchase price can be combined and a bank or mortgage provider approached for a single loan.

There will be a calendar of payments (to be finalised).
